How is a jumbo max purchase price calculated?

Your gross monthly income is multiplied by a DTI ceiling (commonly 43 to 45 percent on a 2026 Arizona jumbo), minus your other monthly debts, to find the maximum monthly payment you qualify for. That payment is then divided by the mortgage-payment factor at your entered rate plus your county's property-tax and insurance rates to back-solve the maximum home price.

Does a bigger down payment raise my max purchase price?

It can. Because you make principal-and-interest payments only on the financed portion, a larger down payment lets the same monthly-payment budget support a higher purchase price. It does not remove the reserve, appraisal, credit, and underwriting constraints that also cap what you can buy, so treat the higher number as a ceiling, not an approval.
